Gurugram real estate just recorded one of its biggest single-home deals. DLF has sold a penthouse at its ultra-luxury project The Dahlias for ₹271 crore, pushing per-square-foot prices into rare territory for the city.
The buyer is entrepreneur Manav Sardana, earlier linked with Imperial Auto. The unit measures 17,200 sq ft on super area and 10,500 sq ft on carpet. That works out to roughly ₹1.58 lakh per sq ft on the larger figure and nearly ₹2.6 lakh per sq ft on the actual usable space—among the highest rates seen for a residential unit in India.
DLF launched The Dahlias in October 2024 on a 17-acre site in Phase 5. The project offers 420 apartments and penthouses. Standard apartments here are priced between ₹100 crore and ₹170 crore, while the penthouses command a clear premium. The company expects the full development to generate more than ₹40,000 crore and has already sold over 65% of the inventory.
Luxury demand in Gurugram real estate has stayed firm since the pandemic. Both Gurugram and Mumbai have seen a steady flow of high-value apartment and penthouse sales as buyers with strong balance sheets look for scarce, well-located homes.
On the company side, DLF’s pre-sales took a hit in the April–June quarter. Bookings fell 94% to ₹657 crore because no new projects were launched. For the full year 2025-26, sales bookings came in 5% lower at ₹20,143 crore against the previous record of ₹21,223 crore. Management has guided for ₹20,000 crore in the current financial year and still expects to meet that number. Net profit for the June quarter rose 4% to ₹793.90 crore even as total income declined.
DLF has completed more than 185 projects covering over 352 million square feet and continues to hold roughly 275 million square feet of development potential across residential and commercial segments. This ₹271-crore deal underlines how quickly the top end of Gurugram real estate is moving. Scarce inventory, strong buyer interest, and projects like The Dahlias are setting new price benchmarks that few other locations in the country can currently match.
