Indiabulls Limited, earlier known as Yaari Digital Integrated Services Limited, has entered a development-management agreement with a private landowner for a residential project on the Dwarka Expressway in Gurugram.
The site covers about 10.84 acres, with an estimated saleable area of 21 lakh sq. ft. and a Gross Development Value of around ₹3,700 crore. Phases 1 and 3 already have RERA registration. The company plans to bring the project to market by mid-October 2026, just ahead of the festive season, when it expects stronger buyer interest.
The location sits on one of NCR’s busiest residential corridors. Indiabulls said the deal adds depth to its upcoming launch pipeline and gives it a larger presence along the expressway.
With this addition, the combined GDV of the company’s projects stands at ₹27,308 crore, as disclosed in an exchange filing dated 25 August.
Under the development-management structure, Indiabulls will handle planning, execution, branding, sales and marketing, without buying the land. Management said this approach lets it grow the pipeline while keeping the balance sheet lighter and earning development fees.
The company also indicated that the same landlord-partnership model could be used for similar projects in NCR, the Mumbai Metropolitan Region, and other Tier-1 cities.
It expects the Gurugram project to improve revenue visibility after launch and to benefit from pricing in the Dwarka Expressway market.
